Conservancy News & Events
- Shuttle Services: There will now be three shuttles provided by the Conservancy this ski season. Two 11-person vans will be shuttling to Park City mountain and one 14-passenger van will be dedicated to Deer Valley. The schedule for the shuttles will be released shortly.

Fire Prevention Thinning
Owners are required to thin dry grasses and remove dead and dry woods and debris to reduce wild fire risk. Conservancy landscape crews do this work on properties maintained by the Conservancy.

Lawns and Turf at Promontory
From Section 5.11 of the Design Guidelines – “At Promontory, all visible Homesite landscapes shall appear as though they are completely native. Therefore, turf is never approved in the Natural and/or Transition Areas of a Homesite. The ARC will only consider approving the use of turf within a Homesite’s Private Area if the following conditions are met: 1) The turf is comprised of grasses which are listed on the Approved Plant List under “Grasses” and 2) The turf is only planted in places which are not at all visible from any and all neighboring Homesites, Open Spaces, Common Areas, golf courses, or roadways.”
The Conservancy has already begun sending notices to homeowners to enforce this rule. To become compliant, most homeowners can simply stop mowing/manicuring the lawn and let it return to native grass status. Overseeding in wildflower seeds and other approved native plant seeds will also help restore the native landscape.

Conservancy Board of Directors Election
There are two Class A Member seats available on the Conservancy’s Board of Directors, with service starting January 2023. The successful candidates will serve a two-year term that expires in December 2024.
All Promontory owners are eligible for these positions, and a candidate need not reside at Promontory full-time or hold a Club membership to qualify. If interested in serving on the Board, please email a declaration of candidacy to Devin Ovard, no later than October 21st, 2022.
This declaration must include a résumé and statement describing one’s interest in participating, and will be shared with all Promontory owners for review. Instructions for voting will be sent out toward the end of October, with voting taking place throughout the fall. The results will be announced either at or immediately following the Conservancy Board’s Annual Meeting in December.
Please avoid walking/riding bikes along major roads. We understand that this is an active community, but traffic along Promontory Ranch Rd, Ranch Club Trail, Painted Valley Pass, and Golden Bear Loop creates too much risk for everyone involved. Your safety is of the highest priority. Measures have been taken to better control traffic and access, but as of now we encourage you to walk and ride on Promontory’s 30+ miles of trails.

As a reminder, the trail system does not include the Golf Courses cart paths. Club rules state: Jogging, bicycling, fishing or recreational walking, including walking of pets is not permitted on the golf course at any time.
Holiday Decor & Lighting
Owners may display holiday decorations located or visible from outside their Residences if the decorations are of the kinds normally displayed in single-family residential Villages, are of reasonable size and scope, and do not disturb other Owners and residents by excessive light or sound emission or by causing an unreasonable amount of spectator traffic. Holiday decorations may be displayed in season only from November 1 to March 1 and, during other times of the year, from one week before to one week after any nationally recognized holiday.
Vistor/Guest Gate Access
In the interest of maintaining the Promontory community as safe and secure as possible, please be sure to issue gate passes for all entrants that come onto the property on your behalf. This includes but is not limited to guests, vendors, package delivery services, and uber/lyft drivers. Doing so assures that all vehicles on property are accounted for.
Guest passes can be quickly created through the Promontory App by scrolling to the “Guests” section of the menu and selecting “Gate Pass Request.” You can also contact the gatehouse at (435) 333-4030 for assistance.
The trees around Promontory are a high priority. The Conservancy has contracted with an arborist to provide a comprehensive service to the trees. This includes disease control, fertigation, proper watering, improving soil PH levels, and responsibly disposing of trees that have died. We acknowledge that some trees appear poor, but we try to give them every chance to recoup and flourish. Waterwise Community Efforts
If you have not done so already, please take a few minutes to read about the Conservancy’s efforts in making Promontory a water-wise community and what action is required on your part. Please note that our Design Guidelines have been updated to reflect new requirements for water-wise landscaping as well. There is a lot that you can do to slow the flow, especially as the local water districts are enacting cutbacks this year.
Each owner must maintain a course of treatment to control weeds throughout the spring and summer. The Conservancy is particularly concerned with those noxious plants, like thistle (prickly stem and purple flower) and dyer’s woad (yellow flower), and offers this reminder that each homeowner is responsible for treating their respective lots to prevent the spread throughout the community. Such spread limits the resources and nutrients required by desired plants and trees.

Guest Gate Access & Visitor Policy
In response to the state of pandemic and to better monitor access to the community, the Conservancy’s Board of Directors has approved a change to public access through the gates. The gates will “close” at 7:00 pm. At that time, members of the public (i.e., not visiting a specific owner, not an approved vendor, just wanting to drive through) wishing to enter the community would be turned away. When gates are “open” (6:00 am-7:00 pm), members of the public wanting to drive through will be entered into a log with name and vehicle information and issued a pass to travel through to the other gate only.
During all hours, legitimate guests will be allowed access if a pass has been created by an owner-host or if the host can be contacted by telephone when the guest is at the gate. If the host cannot be contacted, the guest would be turned away. Gate staff will continue to follow protocol for real estate visitors to ensure limited disruption of showings.
As such, it is extremely important for Promontory owners to do two things:
- Please enter a Gate Pass Request on the Member website or app for ALL guests ahead of their arrival.
- Please provide a good phone number so you can be contacted if a pass has not been entered. Guests will be turned away if you cannot be contacted.

Trash Pick up
On trash pickup day, please keep all trash inside your dumpster, with the lid closed. Please DO NOT leave cardboard boxes, furniture, or anything else that won’t fit in the dumpster on the ground – the truck drivers will not stop to collect anything outside the dumpster. If your weekly trash is more than will fit in your dumpster, please contact Republic Services (435-615-8311) for another dumpster.
Please use your own garbage and recycling containers for garbage and recyclable materials. If you have more than your containers can handle, please DO NOT dispose of trash or recyclable materials in any dumpsters or trash bins located in Promontory. This includes but is not limited to dumpsters or bins near club facilities and construction sites.

- For excess household garbage, Summit County has a landfill located east of Promontory. Information for the Three Mile Canyon Landfill can be found here.
Some years ago Summit County created a system to provide phone, email, and text messages regarding emergencies. The system was upgraded such that anyone who previously signed up will need to sign up again.
