Slurry Work Begins June 6th

Please be careful and keep on eye out for the crews doing slurry work.
Below is the schedule:

  • June 7th & June 8th: West Gate to the Three Way Stop and Ranch Club Trail.
  • June 10th: Nicklaus Valley Road, Painted Valley Pass, and Promontory Ranch From The Three Way Stop.
  • June 11th to June 15thPromontory Ranch Road to 1-80 and  Six Promontory Neighborhoods. (Homesteads, Westview, Sunset Ridge, Painted Sky, Lookout Ridge and Signal Hill)

Road Crews Begin Work

The Conservancy is doing road maintenance near the Main/North Gate. We ask that you please, take special care when driving in this area. Use caution and slow down for any equipment or staff. The work should be completed in the next week or so.

Please remember that road crews have started cut, patch, and crack seal projects on Promontory’s main roads.

Saddle Lake Is Now Open

Open Daily | 11:00 a.m. – 9:00 p.m.

The Saddle Lake at The Beach House is now open! Conservancy members have access to lake and water crafts ( Left side).

Please remember that there is no use of a personal watercraft on the lake. However, the conservancy does have a few water-crafts for members to use!

Don’t forget about our annual 4th of July party at Promontory’s Soccer Field. We’ll have face painters, yard games, inflatable obstacle courses and more!

Due to the setup required for the picnic, please do not arrive earlier than 5:00 p.m.

Weeds

Regarding thistle and other noxious weeds, it is imperative to start treatment early to control weeds before they grow in size and spread seeds.  It is equally important to continue weed treatment efforts throughout the year to maintain control.

To that end, the Conservancy offers this reminder and request, that each homeowner actively treat their respective lots to prevent the spread throughout the community.  Such a spread limits the resources and nutrients required by other, desired plants and trees.

To best protect the substantial investment made in the trees at your homesite, please consider how your trees might benefit from fertilization and other treatments.  Spring is a natural time to review your plant health, and the right plan can ensure a long, healthy life for your trees.

If you do not have a plan in place for nourishing and irrigation, the Conservancy has identified several providers who are willing to offer assistance:

Grass

The Design Guidelines require natural grasses at homesites to grow undisturbed, according to their natural growth patterns (see Section 5.9).  Being aware of the potential risk this poses to wild land fire issues, the Conservancy Board of Directors offers some direction to also preserve the mountain aesthetic for which Promontory is known:

  • If the grass is green, let it grow freely.  When it is becoming dry, feel free to cut and remove the debris across the whole of your lot.  Such a strategy would allow for a few trims throughout the later summer season.  Weekly cutting to less than four inches is not approved outside of wild fire “fuel break” areas.
  • During the spring and summer seasons, natural grass can be cut in a “tapered’ fashion, away from the home, such that it is shorter near the home, but longer as it extends toward the property line.  The shorter grass should still have some length (i.e., it should not look like a manicured lawn or golf course) and should gradually extend to the longer length.
  • Continuously maintain “fuel breaks” by removing dead or dry landscaping.

Drive Slow. Protect Our Wildlife.

One of the best things about living in Promontory is sharing our space with incredible wildlife – rabbits, porcupines, squirrels, and especially this time of year, deer and elk. While we love seeing them in our yards and open space, seeing them on our roads is a different story. Each animal reacts differently to approaching cars and it’s best to let the animal clear the road first before passing. PLEASE, for your safety and the preservation of our animals, use caution and SLOW DOWN.

Spring Clean Up In The Cabin Neighborhoods

Cabin Owners, we have started the Spring cleanup in all five cabin neighborhoods. You will see the crew from Mounteer, trimming your trees, cleaning up debris and getting your irrigation started.

May is also the time that we are spraying the spruces and aspens for insect and disease. Our arborist and his crew are working hard to bring our trees to a very healthy state.

Help Us Save Our Trees!

The conifer and deciduous trees that line our streets and surround our homes are primarily Aspen trees. They are having a difficult time due to several types of fungus and disease that has been spreading quickly throughout the development. In the past few years controlling the situation has been
proven difficult primarily due to the way the fungus spreads. Severe outbreaks can effect the overall health of the tree and eventually cause death. In order for us to get total control of the situation, we have to spray as many of our trees as possible,  including those around the homes.

Lighting Guidelines

The Conservancy offers a reminder that exterior lighting at individual homesites is permitted only under limited circumstances.  Exterior lighting can have a disorienting effect on migratory birds.

All exterior lighting must conform with the following Design Guideline provisions, as directed by Summit County:

  • (i) such light must be of a low-level, subdued intensity;
  • (ii) the bulb must be fully shielded with frosted glass so as not to be visible;
  • (iii) lighting must be directed downward; and
  • (iv) all lighting must be pre-approved by the Architectural Review Committee.  Please see Section 3.13 of the Design Guidelines.

The Conservancy’s Board of Directors has instructed staff to monitor the community for lighting.  Some Conservancy members will be notified of violations.  Accordingly, please be aware of how your exterior lights are presently displayed and adjust as necessary.

Help Us Keep Our Gates Secure and Roads Safe

In response to the numerous requests we have received from owners, please be aware that effective immediately, we will be more diligent in enforcing our guest entrance policies.  As always, we need to monitor who is admitted to our private community.  Homeowners are asked to place the names of their anticipated guests in the Conservancy’sGatehouse Management system via Dwelling Live, or call the Gate with the name of your visitor at 435-333-4035.

Our Guards will make every effort to contact the owners, however, any guest whose name does not appear on the guard list or the guards cannot verify with the homeowner, the guest may be turned away.

The Conservancy will also be monitoring all traffic and will be enforcing the Conservancy Rules of the road – Please slow down, and please don’t pass!

Driving The Streets Of Promontory

All vehicles driven on Promontory Roadways must be driven by a licensed driver. Although they are gated, Promontory’s streets are made subject to the traffic laws of the State of Utah by these rules. Traffic laws may be enforced by the Summit County Sheriff’s Department and violations are also subject to penalties imposed by the Conservancy. ATVs, snow mobiles, and the like shall never be driven on Promontory’s open space, trails, and/or golf courses.
